A. They should provide all clean up.

A. What- you had a loss and there not coming out of the woodwork- ha ha, Former Fire and Water damage GC- Dallas area. Look in the phone book under Fire and Water Damage Restoration- you will not find a list like this- but Insurance Adjuster will know most of them. They are General Contractors who specilize in Fire and Water. Also there are companies who only do Content cleanup, like ServePro. They do Water clean up. And Furniture cleaning.

Q. If you also know that the repairs have been completed by a qualified restoration company --- would the knowledge of the previous damage cause you to not want to purchase the home or condo? Would it affect the price you were willing to pay? -Also, would it make a difference if the condo was only 8 months "old" at the time of the water damage?

A. Nope. Fixed is fixed. If I were confident that the repair of the original problem and the restoration of the subsequent damage were done properly, I would have no problem with purchasing the house/condo. Also, I could not legitimately hold a cost penalty against the seller.

Q. I moved in this apartment on November 14, 2009. I started having minor problems as soon as I signed the lease. Well three weeks ago my overflow backed up thanks to the apartment above me and flooded my hallway, kitchen, and bathroom. It took the apartments about a week to fix the problems and clean up the water damage. Last week I called maintenance because my bathroom ceiling was leaking. Maintenance told me that the toilet upstairs probably overflowed and the water got in the insulation. When I asked him what to do he told me "well the water is going to drip until it's all out I will come look at it in the morning." The next morning rolled around and the bathroom ceiling began to fall due to the water damage. My bathroom now has a significant hole in the ceiling and water damage (bubbled paint and cracking) to the walls. Here we are 6 days later and nobody has even been back to the apartment to look at the damage much less try to repair it. My last straw with the apartment was when one of the office workers contact me to tell me I needed to come sign some stuff on the lease agreement. When I asked why I needed to sign paperwork now because I had been there for months now she replied that my boyfriend had went to the office and filed an application. She said he had been approved and the had added him to the lease. The office NEVER even asked me if it was alright if he could be added to my lease, they just did it! I am fed up with this place and I need out asap! Help me pleaseeee :)

Q. I just want to add something that damage is not major but a few spots that are squishy when stepped on. But my partner doesn't think it is that bad and can be dried by our own fans and treated with a fungal spray.

A. As well as your question concern that the damage is not major so in that case if possible could just clean it up. You need to find out why the A/C is not draining properly. If it's a window unit it may not be sloped properly or the drain may be plugged internally. If in case the problem is getting increase then would be better to call up any professional. Q. I just find in my bathroom old water damage to the particle board and other wood there. I have had the house for 10 months and the particle board still feels moist! I suppose I'm mostly worried about mold growth and also expense. I'm not ready to remodel the bathroom just yet.

A. If it's still moist after 10 months I'd be looking for a leak now, not at remodeling later.

I live in California and the damage was actually caused by roofers making repairs to the apartment building I have spoken to my landlord about getting a cleaning service and she initially agreed but now she said she is being nickled and dimed by the insurance company. None of my property was damaged. But I do want all my walls, floors, cabinets cleaned. I have already spent many hours on washing all my linens, curtains, dishes, and inside of cabinets to remove the dust.

A. Usually the landlord does not provide maid service, most tenants would not be comfortable about that. You will have to ask your landlord to clean your house if you want that, there is no way they would think to do it on their own.
